I would also like to know whats the worst that could happen if they keep insisting that the contract is valid?

My son and his friends at university decided to rent a flat from September of this year for their second year.They found one and paid the deposit as well as signing the contract. My son has since changed his mind (after doing his sums and realising he can't afford it) . He rang the letting agent to let them know and they said ok, let us know in writing.
