My son and his friends at university decided to rent a flat from September of this year for their second year.They found one and paid the deposit as well as signing the contract. My son has since changed his mind (after doing his sums and realising he can't afford it) . He rang the letting agent to let them know and they said ok, let us know in writing. He sent an email and got a reply back saying that because he had signed the contract he was still liable for the rent unless he could get someone else to take his place. He has found an email that they sent out after he signed the contract asking for a guarantor to print and sign it, because he was having second thoughts he didn't bother. The email also says in bold print that if he does not provide a guarantors signature any contracts that have been signed will not be valid and he will lose his place in the flat.My son has pointed this out to them and they say it's just a covering letter and the contract is still valid.surely they can't change the rules to suit themselves when it's there in black and white? I would also like to know whats the worst that could happen if they keep insisting that the contract is valid?
